The current contract for Repair and maintenance services of mechanical building installations in Edinburgh is projected to end on 16/12/2017 and may be available for re-tender.The current contract for Repair and maintenance services of mechanical building installations in Edinburgh included several suitably qualified and experienced building and specialist trade contractors to undertake repairs and maintenance to Non-Domestic properties within the City. Works issued under this contract may be planned, reactive or emergency works.This contract is open to suppliers/contractors applying for single lots or multiple lots.The successful contractors must have a customer focussed approach, be able to meet the response times indicated, have the necessary capacity and be appropriately skilled and experienced.Organisations will be expected to fulfil the following key objectives as a minimum: To achieve best value maintenance services throughout the life of the Contract by maximising productivity (including through agreed initiatives) and reducing the overheads and management fees. To ensure that the contractor meets the call out standards required (response times). To ensure maintenance services are delivered as specified in the contract and within the agreed budgets. To ensure management of the contractor’s subcontractors and encourage continuous improvement in the delivery and cost of the service. To ensure that all legislation, regulations and standards relating to HSE are adhered to or exceeded by the contractors. To undertake planned maintenance in compliance with agreed schedule of frequencies. If required, undertake corrective maintenance where remedial work is required. To undertake reactive maintenance for emergencies and fault rectifications. To ensure that energy efficiency use of plant and services is always evaluated when maintaining plant. Use environmentally friendly sustainable materials wherever possible.Suppliers/ Contractors will also be expected to have or engage in the following. QA system of procedures for handling complaints. Process for reporting on progress of work. Awareness of appropriate disposal methods for waste materials. Affiliation to or accreditation by any governing/regulatory/trade bodies where appropriate. Embrace and apply community engagement. Work positively in a partnership and collaborative culture. Work within the council’s directive on training and regeneration. Work and support the Councils Suppliers Development processes. Work and support the Councils on its innovations drive. Work and support the Councils on its cost reductions programmes.
