Broadmead redevelopment set for green light
The proposed redevelopment of the Broadmead shopping district in Bristol, which includes a range of shops, restaurants, cafes, bars, leisure facilities and open spaces, has moved closer with plans recommended for approval when they go before councillors next week (6 September 2017).Developer Bristol Alliance, which owns the neighbouring Cabot Circus, submitted an application to Bristol City Council at the end of 2016.Its proposals cover the demolition of existing buildings and structures and a new mixed-use scheme on land adjoining Callowhill Court, Broadmead/The Horsefair.The scheme will comprise up to 1.1 million sq ft of retail, commercial, leisure and hospitality floorspace together with up to 150 residential units.A new car park with space for 580 vehicles is also included, together with access, landscaping, public realm works and other associated ancillary works.The Podium, arguably the most recognisable landmark in quarter, will be retained as a feature in the transformed centre.Bristol Alliance said the development has the potential to bring thousands of new jobs to the city centre.Bristol City Council will vote on the proposals at a meeting of its development management committee (A) on 6 September 2017. It is recommended for approval in a planning officer’s report, subject to the signing of a Section 106 agreement to secure 60 affordable housing units and financial contributions towards transport.The report said the plans “accord with the retail hierarchy and would reinforce the city centre as the principal destination for shopping and leisure”.It added that the scheme “will provide a greater intensity and mix of uses on this underused site”.The recommendation has been made despite concerns raised by organisations including Historic England, National Car Parks (NCP), South West Transport Network and Bristol Cycling Campaign.Bristol Alliance is a 50-50 partnership between Hammerson and AXA Real Estate Investors. It is the owner of Cabot Circus Shopping Centre, Quakers Friars and the surrounding shops in Bristol city centre.
