Plans for the creation of 60 homes on a site in Masham look set to be approved by Harrogate Borough Council, after the decision was delayed by a month.A proposed development at The Oaks in Masham which includes the construction of up to 60 dwellings together with a small number of business enterprise units is set to be approved subject to a section 106 agreement.Consideration of the application was deferred at the meeting of Harrogate Borough Council’s planning committee on 15 August 2017 to allow the applicant to explore the feasibility of providing an alternative vehicular access directly north onto Westholme Road. The study found that vehicular access onto Westholme Road is not feasible but that the proposed access arrangements are considered to be acceptable. The plans were put together by P+HS Architects, which has offices in Stokesley, Leeds and Newcastle. The layout includes two access routes into the site, into the employment area via Foxholme Lane from the north and a separate access from the existing residential area of The Oaks.Incorporating a mix of two to four bed homes, the proposed development will include terraced, semi-detached and detached properties and a percentage of affordable housing will be provided in accordance with policy requirementsThe north western corner of the site has number of derelict agricultural buildings which would be demolished to allow for future development. As part of the approval of the plans the county council, as education authority, has requested a sum of £203,940 for Masham Primary School to be secured by a section 106 order.
