Plans lodged for Leeds PRS developments

Two new sets of plans have been lodged for residential developments on the former Doncaster Monkbridge Works site in Leeds. A number of buildings measuring up to 21 storeys would be built featuring hundreds of private rented sector (PRS) flats.GVA, on behalf of BAM Monkbridge, has submitted a full planning application to Leeds City Council for a residential development on the former Doncaster Monkbridge Works on Whitehall Road, south of a grade II-listed viaduct.BAM Monkbridge is the owner and developer of the Latitude scheme on the site. So far, one of the four consented commercial office phases has been brought forward with attempts made to secure pre-lets for the remainder.The developer is now seeking permission to replace the commercial element of the final phase, known as Latitude Phase Purple B, with a residential scheme.The proposed scheme comprises 463 PRS apartments, with associated facilities and car parking, in two blocks measuring 21 and 17 storeys linked by a landscaped podium terrace. It would have a gross internal area of about 383,000 sq ft.The apartments will be a mix of studio, one-, two- and three-bedroom units, while amenities for residents will include a gym and residents lounges on the tops floor of each block.The proposed buildings have been designed by Nick Brown Architects.BAM Monkbridge previously presented the scheme at the council’s City Plans Panel meeting on 2 November 2017. Members welcomed the scale and design of the buildings, as well as the mix of apartment sizes and 5 per cent affordable housing provision.A reserved matter application has also been submitted for the second phase of the Monk Bridge ‘Highline’ Leeds development on another part of the former ironworks site, to the north of the viaduct.This scheme proposes a total of 357 PRS apartments, with a mix of one-, two- and three-bed units, across two buildings of 21 and 14 storeys.The development will have a gross internal area of 276,454 sq ft and will also feature amenity space and residents parking.Jeffrey Bell Architects and Assorted Skills + Talents have developed the proposals on behalf of ART PRS Leeds GP and Foundation Real Estate.Outline plans for the wider residential and leisure-led regeneration scheme were given the green light in 2017.
