175 homes proposed for North Yorkshire site

Up to 175 new homes could be built on a site in North Yorkshire if newly-submitted plans are given the green light.Gladman Developments has lodged an application with Harrogate Borough Council for a residential development on a site at Bar Lane in Knaresborough.The developer is proposing to build 175 new homes, with a mix of housing types, sizes and tenures proposed. A provision for 40 per cent of the scheme to be affordable housing is also included.Alongside the housing, 16.5 acres of public open space is proposed, including a new children’s play area, areas for ecological mitigation and enhancement, a ‘trim trail’ with outdoor gym equipment, structural landscaping and informal open space.New access would also be created with a junction off Bar Lane.The applicant has said the development would bring benefits across the borough by making a “strategically important contribution to housing supply and economic objectives”.It is estimated that construction spend associated with the project would be £20.3m, with annual expenditure from residents following completion of £4.5m.The site currently comprises two agricultural fields and is located close to two existing residential development sites off Bar Lane, from Avant Homes, and Orchard Close, from Persimmon Homes.Work has now started on the 78-home Avant Homes development, which was granted planning consent in December 2017.
