Plans revealed for first phase of £1.1bn scheme

Plans for the first phase of one of the largest development projects in Manchester have been unveiled ahead of an application being submitted in the summer.The £1.1bn Mayfield project relates to an under-utilised 30-acre site which includes the landmark Mayfield Station building on Fairfield Street and depot next to Piccadilly Station.The first tranche of development, subject to consent, would include an eight-storey commercial office development of 90,000 sq ft and a 550-space multi-storey car park on Baring Street.Also included in this first phase planning application is a 6.5-acre managed public park centred around the River Medlock, which runs through the plot. This would become a significant managed open space for the public in the city centre and its first park in a century.The application will be preceded by a period of community consultation in May held by The Mayfield Partnership, which comprises LCR, Manchester City Council, Transport for Greater Manchester and U+I. Architect Studio Egret West is the masterplanner for the Mayfield Park and Bennetts Associates is the architect of the commercial development. Deloitte Real Estate is the planning consultant.The application will be part of the wider Mayfield regeneration vision, which is set to include 1,500 homes, 810,000 sq ft of office space, a 650-bedroom hotel, retail and leisure space. It is envisaged Mayfield will create more than 7,500 jobs.
