Approval lined up for 17-storey Liverpool scheme

Plans to build a 17-storey mixed-use development on the edge of Liverpool city centre – which has been designed to contribute to the economic growth of the area – look set to be backed.LBWRL is behind the application, which concerns a plot bounded by Waterloo Rd, Paisley Street, Roberts Street and Greenock Street.Proposed is demolishing an existing single storey building and redeveloping the site through building a tower comprising 140 apartments, as well as a residents’ lounge and gym, cycle store, refuse storage, rooftop plant, basement level car park and commercial unit.The apartments would be located at the first to sixteenth floor and include four three-beds, 48 two-beds and 88 one-beds.The plot is considered to have potential for development due to its proximity to substantial projects taking place elsewhere, namely Liverpool Waters and Ten Streets.The scheme also accords with the development principles set out in the Ten Streets Strategic Regeneration Framework (SRF), in that it would provide a residential use complementary to the emerging character of the area.LBWRL noted that the application would contribute to the economic growth of the area as part of the ongoing renewal and evolution of Liverpool’s former docklands, and would also make better use of a “confined site at the fringe of the city centre, which is currently underutilised by the existing single storey building and car park”.A report to Liverpool City Council’s planning committee – which will meet on 29 October – said it is considered that the principle residential development “is acceptable and accords with the development plan and the city’s strategies for regeneration”.Approval has been recommended.
