Councillors approve plans for 3000 home supervillage at Durieshill

Stirling Council has approved plans for a new 3,000 ‘supervillage’ to be built between Plean and Bannockburn.Members of the Council’s Planning and Regulation Panel approved an application by developers Springfield Properties for the site at Durieshill.The application is one of the most extensive and complex single development proposals that has been seen in Scotland, with 163 conditions attached to the consent.The development includes 3,012 new homes (2,116 houses and 896 flats) and 30 units designed for residential care. There will be a 25 per cent affordable home provision, with 2,279 market homes and 763 affordable homes.A 30-bed care home, designed principally for people with dementia and respite care, will also be located in the heart of the development.The application includes a village core, within which 15 shops and other commercial units are proposed, including a café, which will be concentrated around a pedestrianised civic square.There would also be a business park, comprising offices and light industrial units, with the potential to support 612 jobs.A community campus providing primary and secondary educationA community campus will accommodate a primary school and secondary school at the site and, while both would serve Durieshill, there is potential for future phases to accommodate pupils from other future developments within the Bannockburn High School area.The community campus would also be designed to have a wider community function, incorporating sports pitches for evening and weekend use, and community changing facilities.The proposals also provide for a second primary school within the northern portion of the site, which would accommodate pupils generated by the development.Phasing and implementation is scheduled to be over 30 years. In the first year, 50 homes will be built, including 26 affordable homes, with up to 100 homes each year thereafter.The sites lies to the south of Stirling, around 1.5km from the edge of Bannockburn and 1.5km north-west of Plean. It is bounded on the north and west by the M9 and A872 and by Cadgers Loan to the south-east.
