Housebuilder reveals its plans for 2,000-home development

A Pontyclun-based housebuilder has revealed its plans for nearly 2,000 new homes in Swansea.The £350m Pentref Rhostir project will be carried out by the family-run Llanmoor Homes.Plans were first lodged in 2017, and outline permission was granted in October 2019.In the first phase, 470 homes will be built at Llangyfelach near junction 46 on the M4.The development will cover an area of 240 acres, of which more than 100 acres will be dedicated public space.As a condition of the outline planning approval, Llanmoor will invest about £20m in providing and contributing to the future maintenance of public spaces, foot and cycle paths, sports pitches, a new road through the development and a primary school.It will also provide £1m towards the provision of an on-site bus service.Affordable housing will be interspersed with other homes across the development, making up 15 per cent of the planned 1,950 dwellings.Llanmoor hopes to start building and have the first properties ready late this year, with the first phase projected to be completed within five years.Swansea’s Local Development Plan (LDP), which was adopted last autumn following Welsh Government approval, has identified the site for a major housing development to address new housing need.The housebuilder has been in early initial discussions with the council over setting up a dedicated app for residents to effectively book bus travel from the development.Llanmoor will be working in partnership with housing association Pobl Group in delivery of the affordable element of the scheme.
