Approval recommended for housing and retail plans

A proposed mixed-use development of housing and retail units on a site in East Yorkshire looks set to get the go-ahead at a meeting later this week (10 September 2020).Pegasus Group, on behalf of Elmfield Estates, submitted an application to East Riding of Yorkshire Council earlier this year for development on site off Main Street in Leconfield.Planning permission is sought for the demolition of the existing post office on Main Street and construction of 51 homes and two retail units on the wider site.A range of one-, two-, three- and four-bedroom properties would be created with a mix of apartments, terraced, semi-detached, and detached units.The plans also include a new play area as well as details of access, parking and infrastructure.Following its submission, number of residential units was reduced from 55, with changes also made to some house designs and the site layout to address design concern.The application will be considered by the council’s planning committee on 10 September. An officer’s report prepared for the meeting recommends that approval is granted subject to the completion of a Section 106 agreement to secure the provision of affordable housing and open space.A decision is also pending on a proposed development of 69 homes to the west of the application site.
