Residential-led Cardiff development set for green light

Plans for a residential-led mixed-use development on a Cardiff site previously occupied by a car sales garage and a pub are set to move forward after being recommended for approval.Wales and West Housing Association and Jehu Group, through agent LRM Planning, are seeking permission for 50 affordable dwellings and a retail unit on land at Colchester Avenue, Penylan, about 3.5 miles to the north east of the city centre.Designed by Pentan Architects, the proposal includes ten two-bedroom apartments and 40 one-bedroom dwellings. Three different types of brick will be used for the exterior while the upper floors will be stepped.Amenity space has been added to the rear of the scheme following a public consultation. This was in direct response to the Covid-19 pandemic and the likely lifestyle changes that will place greater importance upon outdoor space within flat developments.Cycle storage for residents is provided on-site, while public transport provision is within walking distance. Car parking is also included for visitors.The application has been recommended for approval, subject to conditions, ahead of a Cardiff City Council planning meeting.According to a report to be scrutinised by councillors, the proposal introduces a significant number of affordable housing units within a sustainable brownfield location. There will also be a significant improvement to the streetscape in the area and it is not considered that the development will harm the neighbouring occupiers.
