Plans for 160 East Yorkshire homes recommended for approval

Plans for a development of up to 160 homes on a site in East Yorkshire look set to get the go-ahead later this week (14 January 2021).Bellway Homes, supported by Savills, submitted an application to East Riding of Yorkshire Council in 2019 for a site off Pontefract Road in Snaith.Outline planning permission is sought for a development of up to 160 homes, together with open space, access, landscaping and drainage.A total of 120 homes would be provided in an area allocated for housing, with a further 40 in open countryside. About 20 per cent of the development would be affordable housing.Following the initial submission of plans, the number of homes was reduced from 535 to 180 and then further to 160, with the site area reducing from 85 acres to 40 acres.Highway England has issued a recommendation for non-determination of the application, but discussions remain ongoing with the applicant. The council has also received 302 objections to the plans.The application will go before the council’s Planning committee on 14 January. An officer’s report prepared for the meeting recommends deferral, ahead of a positive response from Highway England, then approval subject to conditions.The project team also included Southern Green, Milestone Transport Planning, AECOM, OS Ecology, ARP and Northern Archaeological Associates.
