Green light for major mixed-used scheme

A multimillion-pound Llanelli project featuring a mixed-use development including serviced apartments, retail and office accommodation alongside bar and restaurant space has been approved.Asbri Planning on behalf of Cygnus Holdings (Llanelli) has secured permission for plans to demolish numbers 8-16 Market Street, which are located to the eastern side of Llanelli town centre, between the St.Elli shopping centre and the more recent Eastgate leisure led development.The demolition would pave the way for an arcade-style development either side of a central, partly covered walkway. The walkway will provide a direct link between the southern end of Market Street and the public realm area located between the application site and the Eastgate development.Shops and food and drink operators would be located on the ground floor, with offices and serviced apartments above. A number of the spaces proposed for food and drink already have identified and named end users.Known as Y Linc, the scheme was drawn up by Darkin Architects. It was unanimously backed at a Carmathenshire County Council planning meeting.The local authority has also welcomed news that Llanelli has been designated nationally as an area for future growth.The town is listed as a significant area under the Welsh Government’s Future Wales Plan which sets out where housing, employment and infrastructure should be developed to support town and city centres, achieve decarbonisation and climate resilience, and to improve the health and well-being of communities.
