Mixed-use plans lodged for former tumble dryer factory site

Plans have been lodged for a mixed-use development including housing, a retirement village, care home, discount supermarket and industrial units on the site of a former tumble dryer manufacturing facility in West Yorkshire.Crosslee Properties Ltd has submitted an application to Calderdale Council for development on the former Lightcliffe Works site off Brighouse Road, Hipperholme.The 27-acre site was previously occupied by the Crosslee plc tumble drier factory, which comprised a number of large buildings and ancillary structures and employed up to 700 people at its peak.Crosslee made the decision to crease production at the facility in 2019 and demolition of the buildings was completed in late 2020.Outline planning permission is now sought for a mixed used development including a retail foodstore, industrial units, care home, retirement village, residential development and access works.The proposed retirement village would comprise 58 apartments in a three-storey block and 24 bungalows, while the three-storey care home would provide 60 beds.A total of 106 homes would be built on the eastern element of the site, with a mix of one- to five-bedroom properties.The planned foodstore would measure 19,386 sq ft and would be occupied by Aldi.Industrial units would be created on a five-acre section of the site and would be suitable for a variety of uses, including light industrial, general industrial and storage.The plans also include a new green corridor running through the development, additional pedestrian links, new access on Brighouse Road, and new landscaping and trees planting.It has been estimated that the proposed development would support the creation of about 208 full-time equivalent (FTE) jobs.The project team includes Peacock + Smith, Whittam Cox Architects, Bryan G Hall, Swan Environmental, SLR, Smeeden Foreman, Delta Simmons, Sharps Redmore, Dove Haigh Phillips, Hatch Regeneris and Royal Pilgrim.
