Capital & Centric £50m masterplan given green light

Manchester developer Capital & Centric has been given the nod for its £50m plans to provide up to 120 homes and retail, commercial and community floorspace in Bolton.Bolton Council’s planning committee approved an outline planning application for the proposal at the former Farnworth market precinct in the town centre, which it aims to regenerate, at its recent meeting.The scheme includes shops, bars, cafes, restaurants, a proportion of family housing, apartments and a community hub.The area of public realm space has also been increased, which will allow the creation of a public square, providing a focal point for the town centre. Outline plans show a much greener town centre environment, with strong pedestrian routes between Brackley Street and King Street, which is an aspiration of the masterplan.Bolton Council said its design and conservation officer assessment confirmed that the bid will have a “transformational impact” on the town centre.A report considered by planning officials said the development represented a “key regeneration” opportunity for the town centre. The document said it would also meet the aspirations of the town centre masterplan and result in a “positive opportunity” for the long term future of Farnworth town centre. The application scheme has been subject to a Future High Streets bid to secure funding on the basis that the project, without funding intervention, is unviable.
