Plans in for “one of the largest ever” speculative logistics developments

Property development business Caddick Developments has submitted detailed planning for “one of the North West’s largest ever” speculative logistics buildings in Leyland, which has the capacity to create hundreds of jobs. Caddick’s North West-based team has lodged the plans for its Farington Park project amid what it says is “unprecedented demand” for big box units and a lack of supply in the North West. Following on from outline approval for the scheme in January 2021, enquiries from potential occupiers have led to the submission of this market facing proposal.Phase 1 of Farington Park has been updated to a single big box project, due to unprecedented levels of demand from occupiers. An October 2021 start date has been set for infrastructure and enabling works.This will be the only speculative unit of over 500,000 sq ft in the North West to commence on site in 2021.The first phase of this development alone is expected to generate nearly 800 jobs once complete. It will support another 347 jobs in the supply chain, with 228 jobs created during its construction. With a pipeline of seven million sq ft to deliver over the next five years, the team believe the project will take just under 12 months to construct. This will allow for occupation as early as the fourth quarter of 2022. Caddick Group is working closely with partners to deliver this big box project. These include industrial & logistics specialist KPP; planning consultants NJL; JPG engineers; Urban Green Environmental consultants; CWC MEP; Henry Riley cost consultants and Box Clever project management.
