300-home plans lodged for former factory site

Plans have been lodged for a mixed-use development of 300 homes and new convenience store on the site of a former factory in Sheffield.DeVeer Prescient (No1) Ltd, supported by Quod and Bowman Riley, has submitted an application to Sheffield City Council for the redevelopment of the former William Cook site on land north of Station Road in Mosborough.The hybrid application seeks outline approval for up to 300 homes on the site. Details of layout, scale, appearance and landscaping would be dealt with in a future reserved matters application.The applicant has committed to providing 10 per cent of the new properties as affordable housing, while a minimum 10 per cent of the developable site area would be provided as public open space.Full planning permission is also sought for a 4,628 sq ft retail convenience store, as well as access works and ground remediation.Customer parking would be provided for 14 vehicles.A planning statement submitted as part of the application said the proposed development would support about 120 jobs during construction, with the retail store set to employ an estimated 24 staff.It added that the scheme would “bring about increased spending on goods and services in the local area”.The site is predominantly brownfield land due to its former industrial use. It has been vacant since the demolition of the former William Cook buildingOutline planning permission was previously granted in 2009 for a development of office, industrial, and storage and distribution space. However, a reserved matters application was not brought forward and the permission has now lapsed.
