400-home North Yorkshire plans approved

Planning permission has been granted for a development of almost 400 homes on a site in North Yorkshire.Homes England submitted a reserved matters application to Harrogate Borough Council last year for development on land south west of West Lane in Ripon.The development is set to comprise 390 residential units, of which 155 units would be affordable housing.The proposals include 23 differing house types and would provide a mix of accommodation ranging from single bedroom units to four-bedroom accommodation. A total of 42 bungalows (20 open market units and 22 affordable units) are included.Plans also include structural planting and landscaping, informal public open space, children’s play areas, surface water attenuation, vehicular access points from West Lane and associated ancillary works.The council’s Planning Committee voted to grant planning permission, subject to conditions, at a meeting earlier this week (15 February 2022).The decision was in line with a planning officer’s recommendation, as previously reported by Insider.An outline planning application from Gladman Developments for the West Lane site was approved on appeal by the secretary of state in June 2018, having previously been refused by the council.The land was acquired by Homes England in February 2021.
