Residential scheme at manor house site set for approval

Plans for the development of an upmarket housing scheme at a Swansea site incorporating land around a late-19th century manor house have been recommended for approval.Located in the village of Pontlliw, The Poplars is a 6.56-acre plot which includes a grade II-listed house and stables.Garrison Barclay Estates is seeking approval to redevelop the site.In documents drawn up by Powell Dobson Architects and lodged by Geraint John Planning, permission is sought for the construction of nine detached dwellings together with the vertical conversion of The Poplars listed building into two four-bedroomed apartments alongside the conversion of the existing stable block into a three-bedroomed dwelling.All 11 properties would be accessed via Christopher Rise and through the adjacent previously approved Garrison Barclay Estates application for 11 dwellings.Unoccupied for some time, the site is overgrown and the existing structures are in need of major repair and remediation work to secure their future.According to a report to be scrutinised by councillors next week, the proposal is an acceptable form of development which will not unduly impact upon the visual or residential amenities of the area, the heritage assets on site or highways safety.Despite opposition to the plans, the scheme has been recommended for approval.A separate listed building application for the conversion of the manor house and stable building is also currently under consideration.
