Outline approval for a major job-creating development at Teesworks with up to 4.9 million sq ft of floorspace has been granted. The application by South Tees Development Corporation (STDC) proposes the development of general industry, storage or distribution facilities with office accommodation, HGV and car parking with associated infrastructure works. STDC was established as the public sector vehicle for creating area-wide economic regeneration in the area which will help boost the wider economic growth plans of the Tees Valley. The application site, known as The Foundry, comprises about 329 acres of vacant brownfield industrial land and falls within the STDC Masterplan area. The Masterplan sets out the vision for transforming the Teesworks area into a large-scale industrial business park, providing a flexible development where land plots can be established in a variety of sizes to meet different occupier needs. The vision also includes the creation of up to 20,000 new jobs. The Foundry site is one of five development areas identified, and falls within the North industrial zone which has been earmarked for large scale manufacturing, energy innovation, peak energy storage, bulk materials and minerals processing.A planning statement prepared by Lichfields on behalf of the applicant notes that there are a number of considerations which would align the development with the masterplan, including the creation of about 5,226 permanent direct and indirect FTE jobs.
