Reserved matters approval lined up for Bellway scheme
Bellway’s detailed scheme for more than 150 homes, which forms part of a wider masterplan in Rochdale, looks set to be given the green light.The housebuilder is seeking reserved matters approval for appearance, landscaping, layout and scale, with access already approved, for 156 houses and associated works, on land at Manchester Road West, South Heywood.The project comprises one of the initial residential phases to be brought forward as part of the South Heywood Junction 19 Masterplan.This phase will bring forward three, four and five- bedroom homes alongside necessary infrastructure such as new roads and drainage.A council report said the principle of the development has been approved through the granting of hybrid planning permission.The document, set to be considered at a meeting of Rochdale Borough Council’s planning and licensing committee on Thursday 26 May, recommends approving the application subject to conditions.It added: “The proposed development would also accord with the approved hybrid permission parameters.While affordable housing would neither be delivered in this phase nor by a contribution to provision off-site, the evidence submitted demonstrates that the development would not be viable should affordable housing be required on or off-site.”A separate application by Russell Homes is also seeking reserved matters approval for 61 homes on land in the Northern part of The South Heywood Masterplan Scheme.Rochdale planning officers have recommended granting reserved matters permission subject to conditions for the development.
