Reserved matters approval recommended for homes scheme
Detailed plans for almost 300 homes in St Helens now look likely to move a step closer with approval on the cards for the scheme.Reserved matters permission is sought for layout, scale, appearance and landscaping for the 294-homes project on a site at the corner of Elton Head Road and Sherdley Road.Hybrid (part outline- part full) planning permission has already been secured for the scheme.The development would consist of a mix of detached and semi-detached three and four-bedroom properties.Two vehicle accesses into the site would be provided off Sherdley Road. The accesses would serve a spine road through the site, from which several cul-de-sacs would be locatedAn area of open space would be located to the northern end of the site.The application site consists of two distinct elements. The main part of the site had been used as a B8 storage and distribution centre operated by Suttons since the 1950’s. The other portion of the site at the eastern and northern end of the site is the green fringe that abuts the A570 St Helens Linkway and an associated open green space.A report drawn up ahead of planning meeting said: “The proposal offers an appropriately designed development that meets the obligations of the planning permission in respect of affordable housing and open space.”The dwellings are of an appropriate scale and design and have an acceptable relationship with each other and their off-site neighbours.”St Helens Council’s planning committee will meet on 31 May.
