A former golf and squash club site in Preston could soon become a neighbourhood under newly-lodged plans by Rowland Homes.The developer is seeking to bring forward a residential development of 155 homes on 25 acres of land off Tom Benson Way, at the old Ingol Golf and Squash Club, Ingol.Of the homes, there would be 50 three-bedroom properties and 59 four-bed houses. A further 46 would be affordable, featuring 18 two-bedroomed homes and 28 three-bed properties.The proposed dwellings would be a combination of two-storey detached, semi-detached and terraced properties.Public open space and other green open space, as well as retained woodland are proposed.Also included is a total of 369 allocated car parking spaces across the site.The proposed site and surrounding land was acquired in the 1980s by Northern Trust and established into a golf course with club house and facilities in 1981 until closing in 2017.The land owned by Northern Trust is subject to a wider masterplan and hybrid planning permission to develop the entirety into a new first team training facility for Preston North End FC and up to 450 residential properties.A design and access statement submitted as part of the reserved matters application to Preston City Council added: “The proposed development will provide 155 new homes in a range of types and sizes to meet the local area need.”The proposed development sits in accordance with national, regional and local policy guidelines and designed to complement the surrounding area, creating local identity.”
