Salboy changes apartments for houses at Castle Irwell
Revised proposals are currently being prepared by Salboy for the development of the third and final phase of construction at Castle Irwell.Located behind the former Manchester Racecourse Turnstiles building and along the edge of the River Irwell, in Salford, the proposed plot will comprise 104 houses.The scheme will include two, three and four-bed homes and associated landscaping.Originally envisaged in the plans was that the site of Phase 3 could be developed as apartment blocks. This was partly to deal with the flood risk issues which were believed to exist on this part of the site.However, Salboy said further flood modelling has confirmed that any potential flood risk on the site can be managed and that houses are safe to build.Due to this, it said the amended planning application seeks to bring forward a third phase of housing which will remain in-keeping with the earlier phases of the scheme.The statement said: “The houses built as part of Phases 1 and 2 have proven to be very popular so the proposed plans intend to deliver more housing designed in a similar fashion, to meet this demand.”In 2020, Salboy consulted on and submitted plans for Phase 1 of the scheme, which included 157 new homes – set around three acres of new publicly accessible green space. Following approval, construction of these homes is now complete.”Last year, they consulted on Phase Two of development comprising a further 106 new homes and following approval construction of these homes are now well underway.”To be brought forward as part of Phase 3, the 104 houses will result in a total of 367 homes across the whole site, which is less than the 500 homes permitted under the outline consent.In the next few weeks Salboy will be submitting the amended application. It hopes to begin construction later this year, subject to permission being granted.
