Detailed plans in for £20m sustainable Cambridgeshire scheme

Developer Hayfield has submitted a reserved matters planning application to South Cambridgeshire District Council for Hayfield Lodge, which will feature 44 zero carbon-ready homes.The seven-acre site is in the Cambridgeshire village of Over. The site was purchased from Abbey Properties Cambridgeshire with an outline consent in place.Hayfield has worked with architectural practice Woods Hardwick to submit a detailed scheme for the 44 homes and a full-size football pitch, which addresses the requirement for enhanced formal sports provision, informed by Hayfield’s engagement with Over Parish Council.Following analysis of the existing architecture of Over village, Hayfield has proposed traditional elevations for the homes, taking specific design cues from properties in the village, including a number of Georgian dwellings.The detailed planning application also proposes shared surfaces across the scheme, which will see the road surface designated as an area for cars and pedestrians to share, ensuring vehicle speeds are kept to a minimum.Andy Morris, managing director of Hayfield, said: “Following on from the success of Hayfield Avenue in nearby Great Gransden, which has recently completed, we have actively targeted Cambridgeshire for further development opportunities.”While Hayfield Avenue benefits from air source heat pumps, we will be introducing our zero carbon ready specification to this newly acquired site, ensuring the homes benefit from the highest EPC rating of A. This will enable future residents to significantly lower their carbon footprint and household energy usage.”The plans for the Over scheme feature a range of maisonettes, and two-, three-, four- and five-bedroom executive bungalows and houses. The development will be fossil-fuel free, with each home to be installed with an air source heat pump, solar PV panels, energy-efficient underfloor heating, fibre-optic broadband, and an EV charging point.A total of 18 of the plots have been designated for affordable housing.
