Mixed-use plans for manufacturer’s Kelham Island site
Plans have been lodged for a mixed-use development of apartments and commercial units on a site in Kelham Island. The development would support the relocation of a Sheffield manufacturer.Thomas Flinn and Co, a manufacturer of traditional saws and hand tools, has submitted an outline planning application to Sheffield City Council for the redevelopment of its site on Harvest Lane.Planning permission is sought for the demolition of the existing buildings and structures on the site and construction of a four- and five-storey building.The development would feature a total of 25 homes, with seven apartments and resident work space at first floor, eight apartments on the second and third floors, and two larger apartments on the fourth floor with roof top gardens and amenity space for residents.The plans also include about 3,400 sq ft of employment and commercial space at ground floor, as well as bicycle and bin storage, a central courtyard and shared amenity space.Thomas Flinn and Co intends to expand and relocate its business elsewhere in Sheffield to provide modern premises for staff and to operate more efficiently and viably.The application for its existing premises is set to enable it to capitalise on the residential value of the site to enable the purchase, relocation and investment in the business.A planning statement submitted as part of the application said: “The outline scheme will secure a capital receipt for Thomas Flinn and Co to assist in the successful relocation to modern, efficient premises in the city to ensure the retention of existing jobs and assist in future growth and viability of the business.”The proposed development will provide new units at the ground floor supporting new jobs in the area with apartments above on a brownfield site in a sustainable city centre location identified for residential growth.”This outline application demonstrates that a high-quality scheme can be provided which respects the character of the area, creating a vibrant mixed-use scheme providing modern business units and dwellings and promoting sustainable modes of transport and incorporating sustainable features in accordance with local policies to support the economy and diversity of the area.”The project team includes ID Planning and Skeet and Coutie Architects.
