Next step set for landmark industrial project

Proposals for a landmark industrial project which has the potential to create thousands of jobs in Leicestershire and provide a facility for an established logistics company look set to move forward after being deferred from a previous planning committee meeting.Agrarian Development Holdings has brought forward hybrid plans to redevelop approximately 157 acres of land south of Padge Hall Farm in Burbage.This application was reported to Rugby Borough Council’s planning committee on 24 November 2022 and was subsequently deferred in order to resolve highways issues. Since then, additional information has been submitted and there are now no highways objections to the application.Outline approval is sought for the construction of distribution and industrial buildings, including ancillary offices and associated earthworks, totalling approximately 1.4 million sq ft of floorspace.The applicant is seeking detailed planning permission for the proposed Unit 1, which would extend to 600,000 sq ft and be used by logistics company Syncreon.A total of 2,000 full-time jobs are forecast to be created on the site across the manufacturing, logistics, transport and distribution sectorsThis is a cross boundary application with Hinckley and Bosworth Borough Council and Nuneaton and Bedworth Borough Council. Hinckley and Bedworth have not resolved to determine their elements of the application as of yet.Rugby’s planning committee will again consider the plans on 15 March.A report published ahead of the meeting said: “It is considered that the proposed benefits outweigh the harm in relation to countryside location, loss of BMV land and urbanisation of the site.”Therefore, it is considered that the scheme would result in sustainable development and is therefore recommended for approval.”
