12-storey tower set for approval

Integritas Property Group’s plans to construct an apartment scheme, rising to 12 storeys, within Liverpool’s Pumpfields Regeneration Zone look set to progress at a meeting next week.The developer wants to build the property at a site currently occupied by three single storey warehouse buildings, which are in use for light industrial and storage purposes, on Naylor Street.As part of the application, all existing buildings on site would be demolished.Integritas Property Group has completed a number of new build residential projects in Liverpool, including Cavendish Waters, Central Point and Central Point Encore.The new scheme is made up of 62 units, comprising 31 one-bedroom and 28 two-bedroom apartments. The remaining apartments would include three bedrooms.All of the homes are earmarked be for private sale or rent, and no affordable housing is included.Two commercial units, expanding 2,012 sq ft and 1,754 sq ft respectively, are proposed for the ground floor of the block to “provide further active frontage to Naylor Street”.Once complete, they would be suitable for uses such as retail, café, restaurant, financial and professional services and offices.A design and access statement, submitted by SNOW Architects on behalf of the applicant, said that the project aims to “transform the current industrial site” into a development which can “cater for current and future needs of the surrounding area”.It added: “The design proposal is to create a distinctive, safe and pleasant, welcoming, adaptable, efficient residential complex.”The proposal will complement a number of schemes within the surrounding areas, including the Reach residential development and Atlantic Point student accommodation.In July, Liverpool City Council also backed plans for a 17-bedroom hotel within the Pumpfields area.Nexdom Property has also secured permission to bring 294 apartments to Liverpool’s Pall Mall.The proposal will go before Liverpool City Council’s Planning Committee on Tuesday 12 September with the recommendation for approval.
