Proposals to revamp vacant offices within the Dragon 24 development in Llanelli’s North Dock into a wellbeing centre could soon secure approval at a meeting tomorrow (26 September). The application concerns a two-storey office building located at Units 8 and 9, Traeth Ffordd, that was previously occupied by WRW Construction prior to going into administration in the summer of 2021.It has remained vacant since this time. The application was due before Carmarthenshire Council’s planning committee earlier this month. However, it will go before committee again following the receipt of more than two letters of objection from third parties and a request by the two local members for the ward. The building has a gross floor space of approximately 7,500 sq ft set over two floors. The site includes part of the adjacent car park that currently serves the building and the neighbouring commercial buildings within the wider Dragon 24 development. In total, some 24 spaces are included in the site. Access is achieved via Traeth Ffordd that extends from a roundabout off the B4304 to the south-east of the site.Applicant Hywel Dda University Health Board is proposing the change of the use of the building from its current office use to a wellbeing centre. The wellbeing centre would feature a smoking cessation and wellbeing service, health coaching, prevention and early intervention service, children and young people, Dyfed Drug and Alcohol Service, Health Board Community Drug and Alcohol Team and Health Improvement and Wellbeing Team.Specialist services provided at the site will include, amongst others, counselling, care planning, cognitive behavioural therapy, harm reduction advice, crisis intervention and care planning. The application has been recommended for approval with conditions in an officer’s report.
