Detailed plans for the development of almost 200 homes and new commercial space on a site which forms part of a limestone quarry in Derbyshire have been recommended for approval.4M Property Partners is seeking reserved matters approval to develop land at Hall Dale Quarry in Matlock.The site occupies a prominent position against the wider backdrop of Masson Hill and is accessed at grade via Snitterton Road.Lined up is the construction of 196 two- to five-bedroom homes, along with approximately 35,000 sq ft of commercial floorspace in the form of four commercial units and a café/restaurant building.A statement filed on behalf of the applicant with Derbyshire Dales District Council – whose planning committee meets on 10 October – said: “The development comprises a range of residential and commercial units designed around a newly defined local centre, which has been sensitively defined in response to the character of the neighbouring urban settings, with local stone and more traditional forms.”The overall scheme seeks to maximise the positive character of the old quarry by exploiting the topography and delivering a strong sense of place.”A report for the committee added: “Following protracted discussions and negotiations with the applicant, development has come forward within the requisite period which seeks to deliver high-quality residential and employment development, whilst conserving and where possible enhancing the natural environment and local landscape.”
