Revised plans for former foundry site submitted
Revised plans have been lodged for a development of almost 250 homes and commercial units on a former foundry site located to the south of Leeds Dock.Citu (Climate Innovation District Phase 2) Ltd, supported by ID Planning, has submitted a full planning application to Leeds City Council for the former Hydro Aluminium Foundry site, which lies between Clarence Road and the River Aire and opposite Citu’s Low Fold scheme.Approval is sought for a development of 247 homes and about 8,500 sq ft of commercial space suitable for retail and leisure uses.The homes would be provided across 12 blocks and would be made up of a mixture of flats, duplexes and houses with between one- and four bedrooms.Private, shared communal space would be provided in the form of two landscaped podiums and public open greenspace.The plans also include 88 car parking spaces (including 12 disabled spaces), with electric car charging points on-site, and 301 secure cycle parking spots.Planning permission was approved for a similar scheme in September 2022.Following the changes introduced under the Building Safety Act 2022 that identifies that buildings of more than 18 meters in height are likely to require a second staircase, the applicant undertook a review of the approved scheme. This resulted in amendments to the Volume 43 building.This building would be ten storeys high and would front on to Clarence Road. It would feature 62 one- and two-bedroom apartment, as well as a commercial use at ground floor with a residents’ foyer entrance adjacent.In December 2022, it was announced that Citu had secured a £26m loan facility from specialist lender Octopus Real Estate to support the second phase of its Climate Innovation District.
