Farmland eyed-up by developers for 422-home estate

Developer Redrow Homes has submitted an application to Hinckley Bosworth Council for new houses and a care home.Plans have been submitted to build 28 one-bed, 129 two-bed, 188 three-bed, 46 four-bed and 31 five-bed homes on the fields to the south of Burbage.The proposed care home would house 66 residents while seven of the homes would be bungalows and there would also be up to 11 “self-build” plots.84 of the newly built homes have been described as “affordable” housing.Farm buildings already on the land would be demolished for the development, as would numbers 65 and 65a Coventry Road.The new estate is being called a “garden neighbourhood” by Redrow Homes.It will feature various amenities like play areas, an orchard, a central green space, and ponds.Redrow is seeking full permission from the council for 422 new homes, along with outline permission for a care home and self-build plots.The eastern portion of the site already has outline planning permission for approximately 80 homes, which was granted after an appeal by the developer following initial rejection by the borough council.The local community is sceptical, with the pre-application consultation majority of the residents expressing opposition to the plan for new homes.Out of those who responded, 124 people (81%) said they did not welcome the provision of new homes on the site, while only 20 (13%) were in favour, and nine (6%) were unsure.Concerns raised by respondents centred on the potential impact on local infrastructure such as roads, schools, healthcare services, and other village facilities.The developer, under section 106, has agreed to financial contributions towards local infrastructure to help resolve worries by residents.
