Housing plans for Wakefield hotel site
Plans have been lodged for the demolition of a Wakefield hotel and construction of 90 homes.Yorkshire Choice Homes Construction Ltd has submitted an outline planning application to Wakefield Council for the redevelopment of the Redbeck Motel site on Doncaster Road in Crofton.The site is occupied by the Redbeck Café and Motel. According to planning documents, the hotel has become unviable and no viable offers have been received to maintain the premises in its current use.Planning permission is sought for the demolition of the hotel and construction of 90 homes.The housing would comprise 63 open market homes – with a mix of two-, three- and four-bedroom properties – and 27 two-bedroom affordable homes.A mix of terraced, semi-detached, and detached properties is proposed.A planning statement submitted as part of the application said: “The proposals would cause harm by reason of inappropriateness and harm to openness. Both of which attract substantial weight.”However, having regard for the existing use of the site, neighbouring land uses and the quality of defensible boundaries, it is our position that the overall impact of the proposals is acceptable in this location with the level of harm to the openness of the Green Belt being considered as moderate.”The proposals would make a significant contribution towards addressing the needs in the form of additional housing in Crofton and would make best use of previously developed land which is currently having a negative impact on the character of the Green Belt.”
