Riverside and Vistry secure approval for major regeneration

Riverside and Vistry secured formal planning approval from Camden Council for the comprehensive regeneration of the Juniper Crescent Estate in Chalk Farm, North London.

This redevelopment, designed by PRP Architects, will deliver a total of 478 newly built, energy-efficient homes across a variety of tenures, including social rent, intermediate rent, and market sale. Of notable significance, at least 44% of all homes—or half by habitable room—will be provided as Affordable Homes. This aligns with the London Borough of Camden’s housing strategy, directly addressing current and future demand for accessible accommodation in the area.

The Juniper Crescent transformation will also embed substantial community infrastructure enhancements. The approved plans incorporate biodiverse green spaces to enrich local ecology, the creation of dedicated children’s play areas, and upgraded pedestrian routes designed to facilitate safer, more inclusive movement through the neighbourhood. These interventions are intended to elevate the overall quality of the environment and public realm, providing tangible social and economic value to both existing and incoming residents.

An important aspect of the project is Riverside and Vistry’s commitment to ongoing resident engagement. The plans favour larger homes to accommodate multigenerational households, a priority shaped through extensive consultation with local residents. All current Juniper Crescent residents with social or intermediate rent contracts are guaranteed the right to return upon project completion, alongside the provision of a 10-year subsidy for council tax and service charges. This policy underpins a long-term commitment to fostering stability and community cohesion throughout the redevelopment process.

Delivery of this major regeneration initiative is scheduled to commence in summer 2026, with the first new homes expected to be completed by 2030. The scheme is backed by a consortium of stakeholders, including the London Estate Regeneration Fund, Camden Council, and the Mayor of London’s office, illustrating a coordinated approach to urban renewal in central London.

For contractors, suppliers, and specialist consultants operating within the UK construction sector, the Juniper Crescent project presents significant opportunities to participate in large-scale residential delivery, public realm improvement, and infrastructure enhancement. The scope and requirements of this scheme underscore the growing demand for expertise in affordable and sustainable housing, high-quality landscape architecture, and resident-focused regeneration. Businesses seeking to enter or expand within the London construction market are encouraged to review forthcoming tender opportunities and align their capabilities with sector best practice in community engagement, environmental responsibility, and design innovation—hallmarks of this landmark Camden regeneration project.
