11-storey Kelham Island scheme set for approval

The proposed development of a new 11-storey mixed-use building featuring more than 220 flats on a site in Kelham Island looks set to move forward, with plans recommended for approval at a meeting next week (18 December 2018).AAD Architects, on behalf of MSD Ltd, submitted a full planning application to Sheffield City Council earlier this year for a site off Penistone Rd, located adjacent to the grade II*-listed Globe Works building and grade II-listed Cornish Works.The site is currently occupied by Namsbury Engineering, Eurofab and the Rutland House student accommodation scheme.Planning permission is sought for the demolition of the existing buildings and construction of a new building of between four and 11 storeys.The new development would comprise total of 222 student flats, with 109 studios, 82 one-bedroom apartments and 31 two-bedroom units. Two ground floor commercial units, communal amenities and basement car parking would also be provided.The application will go before the council’s planning and highways committee on 18 December and is recommended for approval, subject to conditions.A planning officer’s report prepared for the meeting said the applicant had worked with officers and Historic England to “ensure that the overall design of the building responds well to its sensitive location”.The recommendation has been made despite 35 objections to the scheme, including from the Kelham Island Community Alliance. The council also received ten letters in support.
