126-acre site set to be sold off as agents appointedHomes England is set to sell its vast 126-acre site near Sutton Coldfield, which forms part of the Langley SUE comprising 652 acres in total.Property agency JLL has been appointed by the government agency to market and sell the land.The Homes England site is set to deliver around 2,200 homes from the 5,500 homes designated as the Langley Sustainable Urban Extension (SUE) – one of the most significant residential property developments in the UK.The Langley SUE forms part of the city’s growth plans to deliver 51,000 new homes in the region by 2031.The development will include a public open-space network, three primary schools, a secondary school and sixth form, a district centre and three local centres incorporating health and fitness, sports and play facilities. Planning is currently pending.Alongside Homes England, the SUE will also be delivered by Taylor Wimpey, Vistry, Bellway and William Davis acting in partnership through a Consortium Collaboration Agreement.The project is led by JLL’s residential team in Birmingham, headed by director Simon Horan.He said: “This extensive sustainable development is a cornerstone of the city’s growth plans. Not only will it bring considerable benefits to new residents, but it will also set a national benchmark for high-quality residential development projects at this scale.“As a region, the Midlands has high growth potential. We’re continuing to see strong appetite from developers be they national, regional or local housebuilders looking to be part of a sustainable development where placemaking is a core attribute. This urban extension will bring positive economic benefits to the region and adds considerable firepower to improvements in infrastructure and job creation.”Sarah Taylor, head of planning & enabling for the Homes England Central and West development team, and project lead for Langley SUE, said: “As the government’s housing and regeneration agency, Homes England is committed to ensuring that more people in England have access to better homes in the right places.“Having acquired 94.68 ha (234 acres) at Langley SUE in 2021, our Strategic Vision for Langley SUE is to work with our Consortium Partners to establish a new sustainable community of around 5,500 homes, including schools, community facilities and infrastructure, and set a national benchmark for high quality development at this scale”.
