20-storey BTR plans set to get the go-ahead

Plans for a 20-storey development featuring more than 200 build-to-rent (BTR) flats in Leeds look set to get the green light.Modernistic Ventures, supported by Quod and Cartwright Pickard, submitted plans to Leeds City Council last year for development on land off Foundry Street and Saxton Lane.Planning permission is sought for the demolition of the existing properties on the site and construction of a three-stepped building, with a middle section of 20 storeys and two side sections of 17 and 15 storeys.The new development would comprise 204 BTR apartments, with 110 one-bed, 69 two-bed, 24 three-bed and a single four-bed unit.A resident’s concierge would be provided on the ground floor, with communal amenity space on the first and 15th floors.Eleven undercroft car parking spaces are proposed, as well as 206 secure cycle parking spaces.It has been estimated that the development would support an average of 110 full-time equivalent jobs per month during construction, with further roles created in the completed development.The application will be considered by the council’s City Plans Panel on 11 March 2021 and is recommended for approval, subject to the signing of a Section 106 agreement, in an officer’s report prepared for the meeting.Pre-application proposals for the scheme were presented to the council in October 2019, with members supportive of the housing mix and scale.
