212 homes planned for farmland north of Crossgates
The two have submitted a screening request to Fife Council for the major development proposals.In July last year, Scottish Housing News reported that JM Planning Services has submitted a joint proposal of application notice (PAN) on behalf of Persimmon Homes North Scotland and Mr & Mrs David Orr of Keirsbeath Farms Ltd.The 9.16-hectare site sits north of Manse Road on the edge of Crossgates and is bordered by the A92 on the other side. The project will see Persimmon take over the site to the west of Old Perth Road from Miller Homes which revealed it was “no longer involved” with the proposals earlier in 2023.The proposals put forward by Mr and Mrs Orr and Miller Homes were for 157 private homes and eight affordable homes. Fife Council allocated the site for housing in its local development plan with an estimated capacity of 200 houses.Now, the screening request is asking Fife Council to determine whether or not an Environmental Impact Assessment is required before plans can progress, but it’s also the first look at what developers have in mind for the 20-acre site, the Courier reports.The proposals highlight a residential development of approximately 212 houses – 201 private and 11 affordable homes – across 17 property types.The developers acknowledged that there is “likely to be a degree of impact arising from a new development on such a greenfield site,” but argued that it would be in keeping with the existing residential areas immediately to the south at John Wood Place, Church Place, Brands Row and Manse Road.
