400 student flats proposed for Bristol site
More than 400 student flats could be developed in a new landmark building on the site of a Bristol city centre office scheme, under newly-submitted plans.CSJ Planning Consultants, on behalf of St Thomas Street (Bristol), has lodged an application for a new development at 21 St Thomas Street.The developer is proposing to demolition the existing office building, which is currently let to corporate and legal service provider Jordans.It will then construct a ten-storey, mixed-use development comprising 406 student flats, including 85 studios and 60 clusters.The ground floor of the building will feature a lobby, reception, management suite, common rooms, study spaces and library, together with 2,600 sq ft of commercial space.The new building has been designed by Boyes Rees Architects. The scheme is said to have been influenced by the new Redcliff Quarter development, located directly adjacent. The property was sold in November 2016 to a joint venture between F3GROUP and Arlo Holdings for £5.3m. Following the deal, the West of England Trust, the holding company for Jordans Ltd and Jordans Trust Company, agreed an 18-month lease.It added that the development would “comprehensively regenerate” the existing brownfield site. The proposals could also support economic regeneration in the area through the new student spending.Revised plans for the second phase of the Redcliff Quarter development, including a 22-storey tower that will become Bristol’s tallest residential building and a food court to be run by Michelin-starred chef Josh Eggleton, were approved in December.
