Application for 130 homes set for approval

Plans to build 130 new homes in Caldicot are likely to be approved despite opposition to the scheme.Monmouthshire Council’s planning committee is due to make a decision on the reserved matters application, which has been recommended for approval, on Tuesday 3 March.The new development would be sited near the Prince of Wales Bridge.Applicants David Wilson Homes (a subsidiary of Barratt Developments PLC) and Harvington Properties Ltd, wish to build a “sustainable mix” of residential homes, according to planning documents.A minimum of 35 per cent of these would be classed as affordable housing.There had been 61 public objections to the application as of 26 February, highlighting concerns over flooding, pressure on local services and the safety of a proposed footpath.A section 106 legal agreement between developers and the council would require financial contributions towards local education, green transport and infrastructure, biodiversity and play provision.Included in the plans are designs for a new community park.According to design compliance statement prepared by Barratt Homes and Hammond Architectural, the majority of the site lies within flood zone A – posing little to no risk. The statement goes on to say that two small areas of the site are identified as areas of low-medium risk of flooding.Outline planning permission for the development has already been granted.The site would comprise ten two-bedroom, 22 three-bedroom and 53 four-bedroom properties.This would include 20 one-bedroom flats and three two-bedroom bungalows.All of the dwelling except for the three bungalows would be two storeys high.
