Approval for first phase of major estate regeneration
A hybrid application for the regeneration of Channel View Estate in Cardiff has secured planning permission.Eighty-one new sustainable and energy-efficient homes for older people have gained planning consent. They are part of phase 1 of the Channel View regeneration masterplan that will breathe new life into this area of Grangetown as well as increasing the supply of much-needed affordable homes in the city.Two new blocks of flats will be built alongside the River Taff exploiting the area’s views across the bay, providing light and spacious accommodation for residents.The larger block will be a community living scheme with a wide range of communal facilities including a community café on the ground floor and activity rooms. The smaller block will provide accommodation for independent living, with access to the communal areas.Outline planning consent was also granted for the wider redevelopment and extension of the Channel View estate that will almost double the overall number of homes on the site.More than 300 new apartments and houses are planned to replace the existing 184 properties in later phases, as well as enhanced communal green spaces, play areas, cyclepaths and footpaths and improved transport links.The project team includes:Architect and masterplanner: Powell Dobson ArchitectsLandscape architect: TetraTechStructural and civil engineer: CambriaM&E Engineer: McCann & PartnersProject manager and cost consultant: Blake MorganPlanning consultant: Amity Planning Consultants
