Approval nears for huge Cornwall development

Hybrid proposals for a huge development in Cornwall – which would include up to 3,550 homes, office space, restaurants and an energy centre – look set to take an important step forward next week.The application is for Langarth Garden Village near Threemilestone and has been developed around the government’s garden community qualities and extensive public engagement.It has been designed to provide a “vibrant, coordinated, integrated and sustainable new community” in the area.A number of elements are lined up, with the first being a full proposal for the construction of a Northern access road and associated access junction arrangements onto the A390, with the project being one of the smaller elements of the masterplan.Outline approval is then sought for the bulk of the development, with the main aspect being up to 3,550 homes, 200 extra care units and 50 student/health worker accommodation dwellings.Also lined up are five local centres comprising retail and office space, as well as restaurants, cafes, drinking establishments and a local care health centre.Elsewhere, up to two primary schools are proposed alongside business and commercial floorspace, a brewery, an energy centre and a 600-strong park and ride extension.A whole host of jobs would be created if the plans move forward, totalling 650 net full-time roles during the construction phase and 1,081 during the operational phase.Approval has been recommended, with Cornwall Council’s planning committee set to meet on 16 December.
