Bell Phillips unveils designs for 430-home Edgware Road scheme

Westminster Council has published designs for 430 homes by Bell Phillips Architects (BPA) as part of a major regeneration of Church Street in central LondonThe designs are part of a consultation on the Church Street Regeneration, which will see roughly 1,100 homes, including 50 per cent affordable, built across three sites west of Marylebone Station. A hybrid planning application, featuring detailed plans for the first site by BPA, will be submitted this summer.Although designs could change after the consultation, BPA is currently proposing 11-storey brick buildings with more than 90 per cent of flats being dual-aspect. Residents will have balconies as well as shared residents’ spaces and a courtyard garden.The proposals also include a new Church Street library, a ground floor retail and café space, as well as storage facilities for Church Street Market.The site, which is between Edgware Road and Penfold Street, is currently made up of five housing blocks scheduled for demolition, as well as shops running along the south side of Church Street to Penfold Street.Westminster Council plans to rule on its hybrid planning application next winter, start work on the BPA scheme in 2022, and complete construction in 2026. The authority expects to finish the entire Church Street regeneration programme in 2035.The AJ has asked BPA to comment on the why it proposes to demolish rather than rework existing council blocks.Westminster has not responded to a request for comment.
