Business units planned for former smokehouse

Plans have been lodged for the demolition of a former smokehouse near Grimsby docks and the construction of a series of units aimed at SMEs.CDC Architecture, on behalf of E-Factor Group, has submitted an application to North East Lincolnshire Council for the redevelopment of a site on Cleethorpe Road.The site is adjacent the ‘Enterprise Village’ previously opened by E-Factor in 2010 and near to the grade II-listed Customs House.The building was formerly The Fishwife Tradition Fishmongers and is locally listed. It previously comprised a smokehouse and offices but was damaged in a fire in 2017.Planning permission is sought for the demolition of the buildings on the site and construction of seven light industrial hybrid units.The majority of the units are expected to be in light industrial and of?ce uses. Storage and distribution, and assembly and leisure uses are also proposed, with the potential for a gym or similar facility.A planning statement submitted as part of the application said: “The proposed development would initially create construction jobs and upon completion would then add to the availability of good quality commercial business space through the regeneration a severely dilapidated and unsafe site.”The businesses coming to the site would be supported by e-factor in order to develop their businesses and to grow and create inward investment and sustainable jobs.”The size of the units has been speci?cally designed to suit small and growing business to encourage business growth and development. The arrangement of the site has been designed to create an environment where collaboration and enterprise can ?ourish whilst allowing ?exibility.”
