Commercial scheme set for South Tyneside
Modo Bloc has revealed plans for a job-creating commercial scheme in South Tyneside.The developer aims to transform a brownfield site off Claypath Lane and the A194 into three 1,205 sq ft units as well as a Starbucks Drive Thru store with EV charging bays.One of the units has already been let and the other two can be let separately or amalgamated to create a space of 2,410 sq ft.Once complete, the £3m development is expected to create up to 40 jobs.George Jenkins, managing director of Modo Bloc, said: “This is a small but exciting commercial development and the first pairing we have had with a blue-chip tenant. It’s a perfect roadside location where demand for modern, business units is high.”Modo Bloc director Ollie Stapleton added: “We looked at various ideas for the site but, after extensive research, we believe it works best as a small commercial park comprising a Starbucks and three retail/commercial units. This site has been abandoned for some time, so we are excited to be breathing life back into the location, helping to regenerate South Shields.”Earlier this year, Modo Bloc secured planning permission from Stockton Borough Council to build 22 light industrial units on a brownfield site on Cowpen Lane Industrial Estate, Billingham.The £4m project is the first of a number of planned projects in the commercial property development area.
