Detailed plans in for major employment scheme
St. Modwen has submitted detailed plans for an employment development totalling almost 400,000 sq ft, representing the first two phases of a landmark mixed-use project in Uttoxeter.The developer has brought forward proposals for St. Modwen Park Uttoxeter, located on land to the west of Uttoxeter A50 Bypass.The site forms part of a wider area of land allocated as the ‘West of Uttoxeter’ Sustainable Urban Extension (SUE ) for mixed use development in the adopted Development Plan for East Staffordshire.In 2022, a new outline planning permission was granted for the northern part of the SUE site, which allows for a mixture of residential and commercial facilities.Reserved matters approval is now sought for two industrial units extending to 296,754 sq ft and 85,994 sq ft respectively.A design and access statement lodged with East Staffordshire Borough Council said: “St. Modwen Park Uttoxeter represents an opportunity to create a high-quality environment encompassing a range of building sizes, accommodating industrial, logistics and ancillary office uses. The design and sizing of the units reflects institutional market requirements as well as considering the context of and impact on the adjacent site context.”The vision is to provide an industrial and logistics park based on good sustainable principles creating new employment opportunities. The scale of the development will accommodate for a range of business sizes, thus providing a sustainable and holistic development.”
