Employment scheme planned for Golden Triangle site
Proposals have been submitted for a landmark commercial development located within the logistics ‘Golden Triangle’. The Warwickshire business park aims to provide HQ and campus style facilities and create scores of jobs.Hodgetts Estates, a commercial property developer and investor, is behind the scheme for land on the north east of J10 M42 Dordon/A5, Polesworth.The site is located within the Golden Triangle for logistics, broadly formed of the M1 in the east, M6 in the south and M42 in the west.Outline permission is sought for a strategic employment development of more than one million sq ft of commercial floorspace.The strategy is to “deliver highly sustainable buildings targeted at national and international blue chip businesses for headquarters and campus style facilities, as well as a meaningful number of smaller incubator units for SMEs”.The proposals include a dedicated 150-space overnight lorry park with welfare facilities, 24hr security and fenced parking.An amenity building for the overnight lorry parking facility, featuring a shop, restaurant/takeaway, laundry, gym, changing facilities, showers and toilets, is also lined up.It is anticipated that the project would lead to the creation of 776 to 1,295 FTE jobs locally and 471 to 786 FTE jobs throughout the region.A statement filed with North Warwickshire Borough Council on behalf of the applicant said: “All told, with the adoption of the development parameters and overarching design strategies set out, the proposed development would deliver a strategic-scale employment development in a highly sustainable location whilst ensuring it is appropriately and sustainably designed for its location and context.”In doing so, future development would facilitate delivery of the substantial scheme benefits associated with high-quality, inclusive and cohesive design.”
