Fourth phase of Paintworks scheme set for approval
Plans for the fourth phase of development at the Paintworks scheme in Bristol, including more than 90 apartments and new office space, are set to be approved by the council.Verve Properties, via agent CSJ Planning Consultants, has submitted a full-planning application for land to the north of the Paintworks site, in the Temple Quarter Enterprise Zone.It is proposing to demolish the Endemol building and part of Building Six to make way for new structures of between four and eight storeys.The new buildings will comprise about 19,000 sq ft of office space, 2,000 sq ft of flexible commercial space and 92 apartments.A total of 128 car parking spaces are proposed, including a new underground car park, along with public open space and landscaping works.It has been estimated that that the development could create up to 150 full-time jobs, an increase on the number provided by Endemol, prior to its relocation.Bristol City Council will consider the application at a meeting of its development control committee (B).A report prepared ahead of the meeting has recommended approval, subject to the signing of a section 106 agreement to secure affordable housing provision and financial contributions to fund a scheme of parking restraint measures.Despite the recommendation, the council has 97 representations from nearby residents, with concerns including the increase in population to the area and potential parking issues.The first two phases of development at the Paintworks involved the conversion and reuse of the former industrial and warehouse buildings at the western end of former Central Trading Estate.Planning permission was granted to Crest Nicholson, in association with Verve Properties, last year for the third phase, including 210 residential units, workspace studios and live/work offices.
