Green light for residential-led development
Amended proposals for a residential-led mixed-use development in Derbyshire – which features new homes and commercial space – have been green lit.Copesticks brought forward outline plans on behalf of its clients, Mr and Mrs F Elliot, for land south of Tom Lane and west of Rectory Road in Duckmanton, Chesterfield.The application site is an area of approximately 41 acres of agricultural fields.In 2016, outline planning permission was submitted for the erection of 400 houses. However, the Local Plan 2020 allocated the site for the development of 275 properties.Lined up is now up to 275 units, along with about 3,200 sq ft of commercial floorspace and 3,200 sq of space for community use.”Duckmanton has declined historically and needs regeneration investment to reduce current levels of deprivation,” a planning statement said. “Such investment will only come from new development.”The growth of Markham Vale is important, but without corresponding residential development, much of the benefit of Markham Vale, in socio-economic terms, will flow out of the area. New residents and employees will increase local spend and support local businesses, facilities and services, either actively or indirectly.”A report for the committee said: “The development of such a large greenfield site for housing will bring change to the local area, which is an understandable concern for local residents given the growth proposed for the village. However, planning decisions must be based on the development plan unless material considerations indicate otherwise.”The site is allocated for 275 homes, which this application seeks permission for. In addition, the application includes a commercial area with community use, which is of further benefit to the local area.”
