Green light for speculative warehouse unit

Plans for a speculative distribution warehouse unit on the site of a former Bensons Beds unit in Rotherham have been given the go-ahead.Vinter Estates submitted an application to Rotherham Metropolitan Borough Council earlier this year for the site at Hellaby Industrial Estate.The proposed unit, known as Focus 72, is set to comprise 72,685 sq ft of warehousing space with integral ancillary offices.The plans also include air conditioning units, modified site access, car parking, vehicle service area, landscaping and associated works.As part of the scheme a small amount of coal is required to be extracted from the north-west area of the site.The council has now granted planning permission for the development, subject to conditions, under delegated powers.An officer’s report accompanying the decision said the scheme would “represent an acceptable form of development that would be in compliance with the requirements of the council’s adopted Local Plan and the NPPF (National Planning Policy Framework).Savills and Heaney Micklethwaite have previously been instructed jointly to market the new unit to prospective occupiers.Hellaby Industrial Estate is located about five miles from Rotherham town centre and nine miles from Sheffield, and benefits from easy access to Junction 1 of the M18, M1, A1(M), and M62.Other occupiers on the estate include Stanley, Clipper, KP, Pearson and Acorn Industrial Services.
